How Do VA Loans Work in Maryland?
VA loans are not provided directly by the Department of Veterans Affairs; They are available through private lenders. The Department of Veteran Affairs simply guarantees these loans in case of default. When looking for a mortgage, it’s important to work with a lender licensed in the state where you plan to purchase a home.
Luckily, the Maryland VA loan process is similar to other states. You will need to meet both the VA’s requirements and the requirements of your lender in order to be approved. To make sure that you get approved for a VA loan, follow these steps:
- Get a Certificate of Eligibility (COE) from the VA (we can also assist you with this process).
- Submit your application with Griffin Funding for a VA loan.
- You’ll receive a quote from Griffin Funding, which you’ll be able to lock in immediately.
- Provide us with additional information if necessary.
- We schedule a pest inspection and appraisal before you buy the home.
- Review your final loan documents.
Once you apply for a VA purchase loan, you’ll receive your approval within 24 hours. With your approval in hand, you can move forward with purchasing the house you chose.

VA Loan Limits in Maryland
As of January 2020, VA loan limits no longer apply to qualified service members and veterans with their full loan entitlement. Those with diminished VA entitlement will still have to adhere to VA loan limits.
The VA does not limit how much money you can borrow from a lender. However, there is a limit to how much you can borrow with no down payment.
If loan limits do still apply to you, then your limit will be determined by the county where your new home is located. These are the 2024 loan limits for Maryland counties:
- Calvert: $1,149,825
- Charles: $1,149,825
- Federick: $1,149,825
- Montgomery: $1,149,825
- Prince George’s: $1,149,825
- All Other Counties $766,550
That said, Texas VA home loan rates are often lower than traditional types of home loans. At Griffin Funding, we also strive to provide our customers with competitive interest rates that help them save money over the course of their loan.
If you are unhappy with your current interest rate or are quoted a higher interest rate than you desire, you may be able to refinance your Texas VA loan once your credit improves.
Requirements for VA Home Loans in Maryland
Requirements for VA loans in Maryland are different from the requirements for conventional loans.
Low Credit Score Requirement
There is no set credit score required by the VA because the VA does not issue the loan. Instead, lenders set their own credit score requirements for VA loans, and typically these requirements for military personnel are a lot lower than conventional loans. A minimum credit score of 580 is recommended for applying for a VA loan.
Income
Your lender will want to verify your income to ensure that you’re able to pay back the loan. They may ask for bank statements, tax returns, and pay stubs in order to verify this information.
The VA also has its own requirements, including:
Appraisal by VA
The VA will appraise the house before approving you for the loan to ensure that their requirements are met.
Active Duty Members
Active duty service members must meet the minimum active duty service requirements as outlined by the VA.
Veterans
Veterans must also meet the minimum active-duty service requirement.

- VA Purchase Loan: fA purchase loan can be used by veterans or active-duty members to buy, build, or renovate a home that will be their primary residence. This loan requires no down payment.
- VA Streamline Refinance Loan (IRRRL): A VA IRRRL is an interest rate reduction refinance loan that allows veterans to refinance their homes for better terms.
